Bedroom 1 — king suite

King bed. Walk-in shower, dual sinks, a real makeup vanity. The room a tall person can stretch out in, and a couple can get ready in at the same time without bumping elbows.

Bedroom 2 — queen with the balcony

Queen bed plus a trundle that sleeps two more. Private balcony pointed at the lake — the morning coffee balcony. Ensuite with the jet tub.

Living room

Open-concept with the kitchen and dining. Sofa bed that sleeps two more. 50-inch smart TV with Roku. Gas fireplace for the cold months. Two sliders to the back porch.

Kitchen and dining

Full kitchen — coffee maker, full-size fridge, dishwasher, the dishes and cookware you'd expect. Dining table for six. Counter seating for two more.

Back porch

Two sliding-door access. Gas fire pit, gas grill, lake view. Built for the early evening, after everyone's back from the boat.

Things worth knowing

What to know before you book

  • The driveway is steep. Paved, maintained, but a real grade. AWD or 4WD is strongly recommended from December through February. Don't drive a rear-wheel-drive sports car up here in January.
  • Cell service is limited. Verizon is the most usable carrier. WiFi handles calls; use WiFi calling once you arrive.
  • It's a townhouse, not a detached cabin. Quiet, but you do share walls with neighbors.
  • Not lakefront. The view is from the hilltop. Lake access is a 5-minute drive to the public launch.

House rules

A short list

  • No smoking anywhere on the property.
  • No parties or events. Six guests max, the people on the reservation.
  • No pets. If you want to bring a dog, message us and we'll suggest pet-friendly rentals nearby.
  • Check-in 4 PM, check-out 11 AM. Late check-out sometimes possible — message us.
  • Quiet hours after 10 PM out of respect for the neighbors.

Questions about the property

Is the property lakefront?

No. It is a hilltop townhouse with sweeping lake and mountain views from the porch and balcony. The public boat launch is a five-minute drive. If you want a private dock, the nearest marinas are Fish Springs (15 minutes) and Lakeshore Resort & Marina (20 minutes).

Who is this place really right for?

Couples who want a quiet view, two couples traveling together, and families of up to six. The two ensuite bedrooms work well for adults who want their own space. The sofa bed handles two more for a family trip. If you need full lakefront access or a detached cabin, this is not it.

Is there a hot tub?

There's an indoor jet tub in the queen suite bathroom. It works year-round, in any weather, with privacy and quiet. No outdoor hot tub to uncover, drain, or share with the deer.

Are pets allowed?

No. We don't allow pets at the property. If you want to bring a dog and stay near the lake, message us and we'll point you to a few pet-friendly rentals nearby that we've heard good things about.

What about winter access?

The driveway is paved but steep. AWD or 4WD is strongly recommended from December through February. The road is maintained, but mountain weather is mountain weather — pack accordingly and don't book a rear-wheel-drive sports car for a January trip.

Can I bring a boat?

Yes. There is free on-site parking that fits trucks with boat trailers, and the public boat launch is five minutes away. If the driveway worries you with a long trailer, message us first and we'll walk you through the approach.

What's the closest grocery store?

Watauga Lake Mercantile and Pleasants Store handle basics within 5 to 10 minutes. For a full grocery run, head to Elizabethton (25 minutes) or Johnson City (40 minutes).

What can we do nearby?

Boating, kayaking, and fishing on the lake (largemouth and smallmouth bass, walleye, rainbow trout, crappie, bluegill). Hiking on the Appalachian Trail and in the Cherokee National Forest. Wine tasting at Villa Nove Vineyards (5 minutes) and Watauga Lake Winery (10 minutes). Skiing at Beech and Sugar Mountain in winter. Day trips to Boone or Banner Elk. Race weekends at Bristol Motor Speedway.

Is there cell service?

Limited. Verizon is the most usable carrier in the area, and even that's spotty. WiFi at the property is reliable for video calls. Set your GPS before turning onto the access road and use WiFi calling once you arrive.

Can I work remotely here?

Yes. WiFi handles video calls. There is a workspace area in the main living room. Cell service is the constraint, not the internet, so plan to rely on WiFi calling for phone.

How do I check in?

Self check-in via keypad. We send the code 24 hours before your arrival, with a welcome note that covers the driveway, the WiFi password, and where to find what you need.

Is there air conditioning?

Yes — central AC throughout. The mountain climate is mild, but summer afternoons on the deck can be hot and the AC matters.

Is there parking for an RV or large truck?

Free on-site parking and boat trailers are welcome. For RVs, message us first — the driveway is steep enough that big rigs need a heads-up about the approach.

Are there grills?

Yes — a gas grill on the back porch, right next to the gas fire pit. Both fire up instantly. No briquettes, no smoke smell on your clothes.
