Terms of stay

The short version

We rent the townhouse to the named guest on the reservation. You agree to the house rules below when you book. If something on this page contradicts what your booking confirmation says, the booking confirmation wins.

Booking and payment

Booking happens through Lodgify (for direct bookings) or Airbnb. The confirmation email is the contract. Payment goes through the booking platform — we don't store your card number directly.

Cancellation

• 14+ days before check-in: full refund.
• 7 to 14 days before check-in: 50% refund.
• Inside 7 days: no refund.

If you have an Airbnb booking, the Airbnb cancellation policy on the listing applies — it mirrors the above. If a major weather event or emergency makes the trip unsafe, message us. We try to be human about it.

House rules

• Maximum six guests, the people on the reservation.
• No smoking or vaping anywhere on the property, inside or out.
• No pets.
• No parties or events. Quiet hours 10 PM to 7 AM out of respect for neighbors — it's a townhouse.
• Check-in 4 PM, check-out 11 AM. Self check-in via lockbox; code sent the day of arrival.
• Treat the place as if it were your own. We're hosts, not a hotel chain — damage costs come out of the security deposit.

Driveway and access

The driveway is steep and paved. From December through February, AWD or 4WD is strongly recommended. We can't be responsible for vehicles that get stuck or damaged on the grade. If you're unsure about your vehicle, message us before you book.

Lake and outdoor activities

Use of nearby trails, marinas, the lake, the boat launch, the ski areas, and any other off-property activity is your own responsibility. We share information about these places because we love them, not because we're licensed guides. Read trail conditions, check generation schedules at the dam, and use common sense around cold mountain water.

Liability

By staying, you accept reasonable risks of a rural mountain rental: weather, wildlife, the occasional power flicker, and the activities you choose to do off-property. We carry standard short-term rental insurance for the structure. Your stuff is your stuff — bring travel insurance if you'd like coverage on it.

Changes

If this page changes meaningfully, we'll update the date at the top. The version on the day you book is the version that applies to your stay. Questions? Message us or call (423) 281-6375.
